Client relationships are established outside USPAP as a result of some contractual meeting of minds.

Standards Rule 1-2


In developing a real property appraisal, an appraiser must:


(a)
identify the client and other intended users

(b)
identify the intended use of the appraiser’s opinions and conclusions


Comment: An appraiser must not allow the intended use of an assignment or a client’s objectives to cause the assignment results to be biased.

USPAP Definition:
CLIENT: the party or parties who engage an appraiser (by employment or contract) in a specific assignment.

Comment: The client identified by the appraiser in an appraisal, appraisal review, or appraisal consulting assignment (or in the assignment workfile) is the party or parties with whom the appraiser has an appraiser-client relationship in the related assignment, and may be an individual, group, or entity.

I wont go into why you had to ask.

I am curious as to why its so important to know the exact language.

Let me guess. The borrower, homeowner, another lender, an attorney or someone else in possesion of your report wants to discuss issues they have with the findings and conclusions. You dont want to discuss it with them!
