Who's the FHA expert?

Hello,

I had the pleasure of doing FHA appraisals beginning in 1986, with annual training, and a number to call anytime you had a question... or better yet, whenever THEY had a question! Nowadays it seems impossible to actually speak to someone at FHA/HUD if you have a property question. I don't do as many FHAs as I use to, and am now working on one and want to be sure I'm up to date on FHA protocol. Is FHA Handbook 4150.2 Appendix D the latest on FHA minimum property requirements? It seems that FHA is not as picky as they were years ago, or am I missing something? I have a cedar sided home in need of a new paint / stain job, some minor exterior trim repair, torn screens, etc. It was built after 1978 as far as lead-based paint goes. If I am reading the handbook correctly, the siding / trim would be reflected relative to condition rather than FHA MPRs... Please correct me if I'm wrong.

I think you are correct unless the problem is severe enough to adversely affect soundness or structural integrity (exposure to elements?)
 
And the VC addendum is no longer required is it???

That's because you have some sort of mechancial eye with all the HUD stuff in it. Kind of like a Borg.

Is the cedar siding exposed to the elements where the paint or stain is missing? If it is, it's an MPR for homes built after 1978. The other items sound like cosmetic to me.



................... I just looked at the photo you provided. That is an MPR item.
