Of course. But just how much is that worth all by itself, without regard to the changing future? Yes, its bad news. I don't like to communicate bad news for the sake of doing so. It is reality - and the best course is always to recognize and adapt to reality. In this case, appraisers need to remove the blinders and look around. There are other options and possibilities that are probably better.

This issue of LOW PAY as been around for 15-20 years and HAS NOT been solved. Take off the blinders, look reality in the face. Appraisers need to expand their horizons.
 
Appraisers are saying pay is too low and the wizards that seem to have all the control say fees are too high. Which is it?

There seemed to be a balance prior to the AMC taking over. Perhaps they are the problem?

And before the usual suspects start in with 'AMC's have always been around', the lender ownered AMCs of days past (landsafe, rels, etc) were not real profit centers for the banks. I had high up people from both of those 2 places tell me more than once that they do not turn a profit. The bank tries to have them break even. Lately, most of the banks seemed to have sold off their AMC's to for profit companies. Not a bad deal for the banks - they got someone to pay millions (i assume) for something that never even made the bank any money.
 
On Quora they have a feature to block and/or mute members who are "bad actors", members who defy logic, alter context and meaning, make nasty comments, and are simply impossible to carry on a rational discussion with. It's a great feature. For this forum, I guess, I just have to respond with a paragraph like this. You are hereby blocked --- if only you could be "muted".


ya, people tend to do that when they consistently lose an argument. it's easier to run and hide than stand up to being proven wrong time and time again.

BB&T is now paying VA fees.

I just got a survey from a AMC stating they want to know what appraisers fees are for Non-AMC clients? I.E., what do direct lenders pay you or what do you charge?

Tell them you don't do direct lender work, because direct lenders don't offer you the "value in the process": the AMCs do.

Interested parties can not rely on their own fee surveys anyway.
