Why can't we band together on Feb 4th?

The overall feeling is that we are being asked to do more for less money and with the Feb 4th deadline coming up, I see an opportunity for all of us to work together to create formulas, graphs, responses, explanations, etc which will allow ALL of us to have responses that we just cut/paste to put into our reports which will save us time. And that is our most precious commodity.

Let's start posting content here that others can take and use thus saving them some time and perhaps also giving them great responses to the idiots who ask for stupid revisions.

Let's work together and help each other.
 
Seems like what they want is for appraisers to use those apps that give you the adjustments. They ban all words and they want the auto adjustments with graphs.

Basically what they want is for you to run yourself an avm with your comps and then sign it.
 
I don't know why they want that. I think it has something to do with avm results lining up with appraisals though. So they can be like see.. avms and appraisals are the same.
 
I'm pretty sure that is what they want. Appraisers signing off on avms.

They want all the appraisers using these apps. And then they will add more features down the road like they will pick the comps for you. The apps will pick the comps for you, adjust the comps for you, put the graphs in for you, put the maps in for you, and then all that is left for you to do is sign it.
 
That’s kind of what Bradford Technology is saying. That will work in cookie cutter neighborhoods. But in rural and more complex areas that won’t work. If you do appraisals in urban and large suburban areas, the writing is on the wall.

They do not want appraisers to use apps that us the adjustments ( though they might get that with some appraises and if those appraisers prevail, then the GSE's might end up with that )

For now, they want to show support for our adjustments and in the market condition section, when we make a time/market condition adjustment want to see an exhibit of it in a chart or graph form. I am providing the chart or graph even in a stable market since not making a time adjustment is a judgment call as well and should be supported then,
