Why is the Buzz panicking over the failure of 3.6?

I don't think the extra info is going to make the appraisal conclusions any stronger. If we don't have access to the same info among the comps then there's nothing for appraisers to compare to.

I'm sure the GSE AVMs are going to love it, though; because they are getting that data out of those comparables.

Once Doorify MLS receives information on a home from a broker, they input the data from sources like FiberHomes, which is a platform that connects fiber broadband providers with the real estate industry. FiberHomes certifies fiber availability to the address provided to help local real estate agents and brokers reach new movers. Seeing where fiber is and where fiber will be deployed in the future is crucial when home shopping. FBA’s 2023 research showed that fiber brought 4.9% in home value, condo value increased by 3.2%, while rent is about 12.8% higher with fiber.

Curious. Why all the mindless piffle added to these reports. Do colors in the bathroom, blinds, flooring, or fireplace impact value? Maybe the number of handles on the cabinets? Does a concrete driveway contribute more than an asphalt one?
As just one example. I've been collecting info on wall heights and floor coverings for every room for many years. There's no line in the SC to adjust for that particular attribute. MY usage of that info is to contribute to my opinions of quality in the aggregate.

How do Oldtimers like you measure wall height with a wheel?
 
No wheel, although I used those when I was a cop doing accident reports. Nah, I started out with 100ft tapes and a J-hook bent out of a wire coat hanger. I still keep a 50ft tape in my bag but haven't used it in at least 15 years. I wore out the Leica Disto I was using so now I use a Bosch. That MFer eats batteries like crazy

It's a La-ser. I'm still looking for a shark to mount it on, though. Land Shark.
 
If what Terry posted above is accurate, the entire timeline might be getting kicked back by two whole quarters or more (because it sounds like that they're nowhere close to reaching even the delayed September 1 beta rollout date), which would put us in the summer of '27 - or even the Fall of '27 - before the final implementation of the Abomination - and the Centennial celebration of the Greatest Baseball Team of ALL TIME!!! :unsure: :beer::rolf:

(I hope y'all don't forget who it was who first predicted a 6 to 12 month delay in the final implementation of the Abomination) :cool:

It's hilarious that they missed their own deadline....meanwhile if we're a minute late on a report there's hell to pay.
