If fannie has a program that can tell the age of things, or their condition. Then they need a time stamped photo as of today, for their data base. Then 5 years from now they don't need to know your view of any condition.
With a data base of all the previous condition photos & comments now, then their condition AI can compare now to then, and make a condition adjustment without your opinion. Just need the current inspection report. Appraisal done.

Just came to me like a boil of lightning. But, they would never state that, they need us for a little bit more of feeding time, data vampires.

That is similar to what they their program now wrt "value acceptance" ER (even if they are not using AI on a photo for depreciation). They need an appraisal for CU in the system, done within X years, and if they have that, then it is approved for a WAIVER/value acceptance.

The other option is that the lender will send the appraiser out when the AVM is below the purchase price or below what the stated value of the house by the borrower is. It's all BS.

Recently I had my comps ready based on publicly available data on subject.
After I saw subject, it was a major overimprovement. I had to get the highest priced homes in the area. Ugh.
Can't imagine how AI would have dealt with subject not seeing the property and the comps.
AI lacked human appraiser experience in seeing overlapping neighborhoods, appeal of house and location, and changing demand of buyers.

The future will make the licensed appraiser the final referee only when the Big Green Machine is 5%-8% lower than a Sale's price or the owners estimate on a refinance.

Then maybe a exterior drive bye will be ordered and a full appraisal only on complex or odd balls.

Since 90% or more of the purchase appraisals come in at or above SC price it kinda makes sense that the system's wasting time and money.

If 90% comes at contract price, then why need appraisals.
That seems more important than 3.6.

The AVM's will be using comps that supported purchase prices with other AVM's. The residential appraisal industry is the worst industry in the US.

I never advocated my children to be appraisers. Didn't see a bright future.
Instead, push them to AI related subjects while in college. Their future is bright with endless possibilities.

That 10% of inflated-value sale prices is what tips markets. The new, highly overpriced sale becomes the next comp for the AVM's and appraisals.
