With coastal properties you can also get into view amenities vs proximity to beach access and comment about site value allocations in excess of 80%.

In a coastal neighborhood a difference of 3 blocks closer vs further can mean the difference between easy walking distance vs not. Proximity can become the really big deal.
 
Then there are negative site factors like busy roads, radon gas, high voltage power lines, and alluvial soils.
