In NYC bedroom windows need quick release latches only. Living room, kitchen and other rooms dont. Thats accordingly to the FDNY.

I have had lenders come back and ask for removal of all security bars without quick release. I guess I had it in my head it was a Fannie thing, but it must be just a lender requirement.

this is such a good reference
the underwrite have a problem with the bars installed on subject windows(for conventional loan), on each of the bedroom there is 2 windows with bars , one with safety release latch and one without, the underwriter want me to comment that the bars meet codes. do u know on which page on the NY fire code i can find it? Thank you

i just call FDNY and they said that do not mandate Fire codes regulations for 1 and 2 family homes just 3 family or more...

Does anyone know the name the kinds that would require a masterlock. and what you would do?
call for removal? or accept as is because they arent locked and can provide egress?

Bars with quick release DO NOT HAVE A LOCK !!!

If it has a lock, in any way shape or form,
it is not acceptable as a "quick release" mechanism.

If there was smoke & fire in your apartment,
would you want to go find the key, or
put in the numbers for a combination lock?

masterlock = no idea
anylock = unacceptable
