wood to earth/repair requirements

does FHA still require termite inspection if there is wood to earth contact or only if evidence of infestation? What about a window in a family room that has been boarded up, repair or not? Also, have one functioning bathroom but the shower has been ripped out in the master bathroom down to the studs, require repair or report and adjust? Thanks for your help.

First, you should know this prior to doing an FHA appraisal. FHA has not abandoned their requirements for repair of items that need repair. The boarded up window is a repair item. The bathroom is a repair item. If you are in an area that is prone to infestation of any type wood boring insects or termites I would call for a termite letter. The DEU can change that if they so desire. But, you need to do what you belive is right. I also suggest you get a copy of the 4150.2 as well as the 2005 Mortgagee letters, 2005-34 in particular. You then need to read them before doing anymore FHA work.

You are making the case for a lot of forumites that many who do FHA appraisals are not qualified.
