Congratulations! Welocme aboard. There's nothing more satisfying than setting a goal and meeting it. I can really identify with that "sweating bullets" thing. I remember doing the same when taking the California test. Good luck.

congrats! Now the hard work begins. Getting established as a licensed appraiser is a tougher job than getting the license.

Nothing worth doing is easy. Remember where you came from and always look forward. 8O Now the fun begins. :lol: Congratulations :!: :!: to you and welcome aboard. I wish I could tell you that this is a job that if you do your job, everything will be alright and you will always be secure, etc. Where in America do you have that :?: However, you must watch out for fellow colleagues who my not like the competition or are just down right deceitful :twisted:. Be careful and always try to do the best you can. Then hope for the best out of it. In your geographical area I hope things are not as dog eat dog as they are here in Baltimore. Here there are reviewers (colleagues) who would cut there mothers throat without batting an eye. Good luck to you. I have recently been discouraged :oops: but also know that things can and will get better. :? You just have to work hard and hope for the best.

Congratulations! I just had a guy in my office pass the exam in CA on Friday. He gets to move up from an office assistant to a Trainee.

Let's hope you and the entire appraising profession have many prosperous years ahead.

Just wanted to say thanks for all the encouraging words. Yes is a has been a long frustrating road to say the least. The last year I have been working a lot more independently. My supervisor (my father) retired and let his license go thinking I had mine. Then I had to scramble to find someone else to work for. My current Supervisor while looking over my work has given me lots of freedom. I had clients established all ready and actually had my own business setup when I got turned down. Of course adding new clients isn't easy when you still a trainee!

But I am working on Marketing Ideas now. Since I am a Home Inspector I am about to start studying for the FHA exam. (Oh No! Another test!!) Market the fact I can do the FmHA Appraisals and Inspections since I am a home inspector. Just trying to carve me a out a niche in our area.

Again thanks for the encouragement.
 
As a newly licensed appraiser myself (June of 2001), I share your relief in being "officially" licensed. I'm studying for my FHA exam as well, as there is a good demand for HUD approved appraisers in my market. Don't know if I would ever work solo, I'm not that great of a book keeper. But the money sure did get better when I got that little slip of paper from the State. :D
