well that was 22 years ago'For ANSI I do recall realtors in NC used some standard that came up with or was created by the Realtors and or Their state Real estate commission. It did seem to closely aligned with ansi now '

Did a little digging and came up with the following


  • ANSI Z765 was first published in 1996. 30 years ago
That is the moment the U.S. got a nationally recognized, uniform standard for measuring residential living area.

ANSI-765 has been around a longtime. I used often in the older neighborhoods in my city before they mandated it's use

I was taught to measure nearly exactly the way ANSI-Z765 requires. The NC Real Estate Commission's instructions on measuring and calculating SF are nearly identical to ANSI-Z765 and have been since at least 1985 (when I did my 1st appraisals). Everyone called the NC Standard 'The Yellow Book'. ANSI has had a standard for commercial buildings since 1915. The standard for residential buildings was adopted by ANSI in 1996.
 
Maybe some of the old timers that have been appraising since the 70s and 80s will share how they did it. Standards had to be developed by someone.....

Listen kids. Cape COD, 1.5 stories. The second level was counted as 1/2 of the 1st level, easy peasy. Probable was just as accurate as anal ansi.
