The grid & data is great. However, if you have a property across the street that has sold twice and has appreciated, that should be given weight. Use your judgement and make the proper adjustments. Your problem is that you are trying to use quantitative/technical analysis to make an adjustment when if you look at each sale individually, you can feel confident in a qualitative adjustment based on the activity and characterisitcs of your data set. You will be alright and seem to have great data to work with. We (as appraisers) are only as good as our data!
