Would you include bonus room in GLA?

MLS has agent indicating larger GLA based on appraisal.
I/m looking at this comp and seems like that appraiser included the downstairs bedroom next to garage done with permits.
Would it be better to separate the main level GLA and have separate line for legal added bedroom in doing the adjustments?
I have to watch out on what other appraisers do.
 
What does "The Fernando Way" appraisal text say for you to do? Because you're certainly not going to go by Fannie Mae guidelines or suggestions by anyone here.
Seems like each appraiser can do what they want and every appraiser needs to understand how other appraisers do it their "Fernando Way".
 
Dam those extra rooms. What to do with them. How many do you really need in life.
When this big old city was expanding more bigly on the edges, row homes were built without a bathroom. They all had outhouses. MY neighbor who was born in their house remembers when street was dirt. Easy appraising days, room count: 6/4/0.0.

Dude....no we can't! Appraising has a systematic process (defining appraisal problem, purpose of the appraisal, intended use, etc.). We follow several key guidelines and state specific regulations. Everyone here "except you" does this.

It's amazing that you have a valid appraisal license given the questions you ask. The only assumption anyone here can make is that it's for attention or post count....
 
The definition of GLA didn't change. It is, and has been, heated, finished, above the ground and contiguous. A bonus room might be GLA... or it might not. The way that GLA is to be measured and calculated has been standardized... that's all.

Problem is that we don't know if GLA for comps follow same standard.
