XML (ACI) What is it?

Hey guys I am using ACI and my new client wants an XML file....I am real sorry but what is it? Is it the same as the .ACI file or something different? Importantly how do I even access it, in the software? Any help would be great since I have never done this before. Thanks in advance!
 
In NCV it's one box click and BAM, you're done, all converted and ready to email to anyone. Just finished one ten minutes ago. Not sure how to do it with ACI.

XML is a markup language designed to transport data over the internet.

XML stands for Extensible Markup Language. It is a World Wide Web Consortium standard. You can read all about it on Wikipedia:)

Have you ever looked at a page of HTML source code? It looks like that.

There are lots of XML based languages.

As someone who played around with bit image graphics in the late '70's just to print fancy logos on forms & then dabbled with HTML before there were simple editors, I say it is a waste of time to dig into it further.

Just get ACI to show you how to generate an xml file. A pdf of your appraisal will be embedded within the xml file, but it will look much like html source code if you open the file in a web browser instead of with a dedicated xml reader.

NCV & Bradford handle this with reasonable clarity & simplicity. Maybe alamode does too by now, assuming you no longer have to email the report somewhere & have it emailed back to you, magically transformed into xml somewhere out there in the cloud.
 
In ACI you need have one of the upper level service plans with eService to create an XML file. I dropped ACI because I could purchase NCV for less than the cost of just the xml eService.
 
In ACI, the XML format is within the MISMO option. Go to: Eservices>Send Report>MISMO... and just follow the instructions.

It is not difficult, just that it is not referred to anywhere as XML so you'd never find it unless someone told you.

Everyone thanks very much for your help!!! It was really appreciated I cant wait until I can unload ACI its the worst of the group. Anyway it was good getting help from my fellow appraisers!
 
UAD files are to be sent to clients that plan to sell the loan to Fannie Mae or Freddie Mac; FHA and VA also require UAD. All of the software packages create an XML report with a pdf built in.

How have you been sending your UAD files since last September?
 
I just read this question in the brokers forum. Is there any advice I could give him?

We have a requirement for an appraisal to be sent to underwriting in an XML format for the UAD Compliance Check through UCDP, as well as it's becoming an investor requirement even for government loans (FHA, VA, USDA).

However the appraisal was ordered by a Wells Fargo employee, done by RELS Valuation and RELS states they cannot produce an XML copy of the appraisal to us because:

1. "The appraiser didn't send it to us in XML format"
2. "We aren't sure what an XML format is"
3. "If we send it in XML format the data could be manipulated"

Yes, we got 3 different excuses each time RELS was contacted about it.

I have Adobe Acrobat Writer, and there is an option to convert a .pdf file in to an XML 1.0 format, but that doesn't seem to do the trick, or at least we're being told that isn't how it's done.

But is it? We don't have appraisal software of course, but I was hoping that an appraiser can comment if that output option from Adobe Acrobat Writer produces the same type of XML appraisal file that is needed for the UCDP system.

What is the Uniform Collateral Data Portal?
The Uniform Collateral Data PortalSM (UCDPSM) is the Web-based portal lenders and their designated agents use to electronically submit appraisal data files prior to loan delivery to Fannie Mae and/or Freddie Mac (Government Sponsored Enterprises or GSEs). Through UCDP, you can submit up to 10 appraisal data files at a time, search for previously submitted appraisal data files, clear hard stops, and view reports.
 
Tell them to read the contact information off of the signature page of the report, call the appraiser and ask the appraiser wtf is going on here?
