I need some input from someone about Yellow Book Appraisals. A person I've done some work for in the past called because he has a friend who had this type of appraisal done for them by an appraiser that was representing the Feds. The property involved is in a farming community about 60 miles from Reno but there is a Navy base there and the Gov't is buying up a lot of the farm land so they have a barrier around the base.

I did a google search for Yellow Book Appraisals and now understand that this book can be purchased from the AI. I'm not sure I would want to accept this job if it were offered to me but I did want to offer some information to this client if possible.

Any help of this topic would be much appreciated.

Can you be more specific with what you are looking for? Without knowing more, about the only advice I can give is to find someone in your area that has experience with appraising to federal standards and talk to him/her about the specific assignment.

The ASFMRA has a great class on Eminent Domain appraising. That is essentially what 'yellow book' is all about. There are a series of things you must do and do right to keep yourself out of trouble on these. Most of the time they are reviewed and reviewed very closely because there are federal dollars involved. The guy who wrote the course I believe still lives out in Nevada.

You may have answered my question. Does a yellow book appraisal simply mean the appraiser follows the guidelines from this book in addition to the USPAP. I'm trying to get enough info to pass onto this client of mine.

Have you ever done a yellow book appraisal and if so can you provide some of the potential pitfalls?

I would even like to help him find an appraiser if necessary but since I'm not real familiar with this process I'm not sure how I can help him.

It wouldn't have anything to do with the "naval" facility northeast of
Frenchman on Hwy 50 would it?

Yes, when someone says "Yellow Book" they mean the federal standards that are in that book.

I'm sending you a PM.

The AI also puts on a week-long seminar on YellowBook appraising. It's worth the cost.
