Dear Mr. AMC:
I have been unable to compete at the fees you offered earlier this year, let alone lower fees.
However, I will under-cut your lawn service and mow you (personal) lawn 3 times for $150, plus the exact cost of gas my mower uses.
I estimate the total time involved at 3 hours and the liability at $0.
 
Quality of work cannot be compromised and rest assured that we will also be lowering our fees to the lender

I would not find that to be reassuring.
 
Dear Senior Vice President of the AMC,
As I KNOW your main interest is in helping the banking industry let me offer a suggestion. A borrower needs a lender to make the loan. A lender needs an appraiser to provide appraisal services connected to the loan process. However, neither the lender or the appraiser NEEDS the AMC. So, if you and your company will just take a hike and find other employment we will be able to continue just fine without you. Don't leave mad, JUST LEAVE!
 
Dear AMC,

Upon review of my FIXED cost of doing business, I have been unable to participate in your appraisal vendor program over the past years. A fee reduction is not available under the terms requested in your recent correspondence.

We know gas prices and the current real estate market is putting pressure on all of you, however, we are facing the realty that we must have more competitive pricing from you. Please email ****** with the lowest fee you are able to complete the following work for. Quality of work cannot be compromised and rest assured that we will also be lowering our fees to the lender

I had a letter like that to long ago. My response:

Due to rising foreclosures and bank failures, good appraisals have become more important than ever before. Also, due to market conditions, appraisals are more difficult and time consuming. While I appeciate the difficult circumstances in the industry, it is just not possible to reduce fees and do the due dilegence required by USPAP and a good conscience.
 
I received the same email late this afternoon and have not responded yet. However, I like #8 posting so much from PropertyEconomics I think I might just copy it and paste it to my response.
