How did they get separate meters ? in my area it takes a permit from the city or county before the electric , gas or water meters are installed by the utility companies. ? If you want to proceed I would raise my fee to what you charge for a 2-4. Hope this is a portfolio lender because Fannie, Freddie, FHA, VA is not buying that loan and expect a lot of headaches. Is this order from an AMC ? if so they probably have no idea what you are even talking about and once you send in the report the real party begins.
I am doing one now. It was built almost 100 years ago. It has 2 meters, 2 kitchens, and is in violation of zoning. It is for VA Financing as a refi. VA requires that it be converted to comply with zoning.Lender keeps trying to get me to drop the conversion requirement. VA haas told them no, I have told them no. Problem is, they bouhht it ;like that and whomever appraised it VA at the time must have overlooked all the violations. It must be converted to single family. It cannot have a higher and better use as a 2 unit as that is not legally possible.
Today, the lender wanted me to a a 2nd lot. There is no record of the owner having a 2nd lot. Some days I wish I had hair so I could pull it out.
