How much an average residential appraiser makes per year

I think we are staying busy because we try and treat our customers well. When I get that ludicrous request for a 1004 200 miles away due in two days for $250.00, I don't snort in derision, but politely decline the order. If they want an explanation I give them one.

It is easier to be polite and it is better on the blood pressure. I will get into a USPAP lecture if I feel it is deserved. But I also realize that I will likely never hear from that customer ever again.

I read a lot of posts on here about people that are just rude and seem to revel in it. I try to remember that I am in a service business that is highly competetive. If I don't want their business they can find 8 or 10 others that will gladly take it off my hands.

I stick to my standards and try to always generate a USPAP compliant report. I turn down orders almost daily. I turned down 5 last Friday alone.
 
$250,000 per year net. That is my goal. Can I reach it in 5 years ? Yes. Do I know how to get there from here? Yes. WORK, WORK, WORK. And offer the best freaking customer service around. Whether I do get there or not, its a goal I have set, and setting a goal, making plan to achieve that goal, and putting it into motion, is how I like to work.

As for those states that let you appraise without any training. I will never understand that concept. I would be lost without my many hours of school, and countless hours of training from my supervisor. ( I really can't put a price tag on either of those)

I think we each have a "figure" that we want to achieve or exceed, and we each have an idea on how we will get there. Some of us will, and some of us won't. But happyness in what you do is all that matters at the end of the day, when they put you in the box.

Where did he come up with that amount net per year? Wouldn't that require a lot of withdrawals from the first national bank of 7-11 or such?

If you are a one man shop, you will have to charge clsoe to 400 per appraisal, and do 1.75 of them every day--every day--for the whole year.

You would need to be able(and i do mean able) to take on trainees to realistically do that load, and charge a competitive fee for them. It would take a heckuvalot(hi TC). to make that kind of money in the residential field, but it could be done. I just checked over both my shoulders and we still live in America, so anything can happen. Those results, based on reading this thread, aren't typical though.

All you gotta do is buy 3 or 4 zones and botta bing, botta boom....$$$$ roll in.
 
The only realistic way that can be done would be to have a large scale appraisal business. You probably would need a few other appraisers who are certified to help train the trainees. You also would need a lot of business to support all the appraisers in the office. I do however admire the vision he has. If it werent for people like that we would not have microsoft and whatever else is out there where people had a vision way beyond the norm. We def. need people like that in Amercia whether its appraisals or any other field. That is what makes this country great.
I cant understand for the life of me why people would down him for having vision. Whether or not he succeeds will be a different story, but to make fun of him and down him for having a vision beyond the norm ? Cmon, give me a break. I wonder how many people laughed at Henry Ford and told him he was crazy or any other person that had vision and direction ? I think there are too many nay sayers and negative people around already, dont contribute to it. What do you tell your kids if they say I wanna be president or whatever ? Do you tell them, nah son or nah daughter you dont want to do that. You cant do that nobody from our family has done that or cant, dont even try. Just be like everyone else and get a degree and work for the man. Cmon. that makes no sense.

I support that guy who has a 5year goal like that. why put him down ??

Larry: You better re-work your math - he said NET!!!

As far as Monty's goal, I say different strokes for different folks. Do what makes ya happy.
 
This make the math easy, in my market 250 is standard for an appraisal. I would have to do 1000 to GROSS 250K. Or hire 2 guys at 50% split and market my firm to attract 2000 appraisals per year. or...well, you get the idea. It could be done, and if anyone comes up with the business model to do it, please contact me.
