Hello,

I did an FHA property and took the photos from opposite angles from the subject's property line.

The front photo does not show part of the side of the home as there is a block fence two feet past the front wall.

FHA is requiring a side shot of the property that was blocked? Has this happened to anyone else? I thought I was doing due dillagence by taking the opposite angles. Now they want me to drive 2 hours to Tucson to take another photo of the side. Any suggestions?

Ask the appraiser In Tucson who is doing 1000 reports a year. I bet he goes by that property every other day. See WorkingRE mag for article.

Maybe a lesson can be learned from this assignment. Next time decline the assignment outside of your market area.

You are kidding right?

It's probably not FHA directly but the underwriter (22 year old kid with a check list). I'd be a smart a** and send an estimated cost to cure to remove the wall take a photo and replace the wall. I had a similar situation with trees, when I asked if they wanted me to have the trees taken down they backed down.

I'm starting to get requests for side pictures on FHA also. FHA has always preferred photos that showed all sides, but I usually combined them (front/west - rear/east) so they would fit on the standard three photo page. Now I just use the six photo page, show all sides and anything special (pool etc). I had a request yesterday that the street scene include some portion of the property clearly identifying the street as the subjects. I think there has been some funny business going on from some brokers / appraisers.

I always thought that was required by FHA. I always include side photos and two angles of the front and rear with an FHA appriasal. I was lucky, I did a bunch of FHA appraisals with my old boss before I became FHA certified. When I was a trainee, he was the only one in the shop who did FHA appraisal so that is what I learned first. When we were doing they had the VC sheets and letter to homebuyer.

Your should take a picture of all four sides of the home even if you only put the front and rear photo in the report. A picture is worth 1000 words ( or for some appraisers a 1000 appraisals a year). Its good data for your file if discrepancies turn up. One of the cardinal rules is you never want to return to the property so shoot some extra interior and exterior shoots and include some extra comparable sales.

And take the street photo when you get there and when you leave, just to be sure you have it.:)
