If you think that the extra comps are not a valid request, we stop them by charging them extra for the service. $75 to 125 depending on how far we have to go, be nice in your explanation.

Oh, they want the good comps? Because I'm sure the ones in the report were just mediocre and you were saving the good ones for this very request, right? Charge for them!

USPAP does not define Assignment.

I mentioned that in post 18. I would also point out that the term "assignment" also appears in the definition of "assignment results," which makes those two idea inseparable. So not only does the assignment occure AFTER ("as a consequence") the agreement with the client, "results" are what are developed after that same agreement.
 
Pamela is right, and not only that, but many major banks wont take comps after the effective date. AS OF DATE OF INSPECTION you provided your comps. An appraisal is dgood for 1 day, andthing after that is a new assignment.
