additional comps after appraisal

i gave them AO3 and was told that was not clear enough for them
i have been spending around thirty hours a week adding new comps to reports done months ago and can't get any other work done

Mr. Oliver,

As I predicted! .... Let me put forth for your consideration. If you are using your expertise to select and send them comps that closed weeks, or even months, after your original appraisal effective date... and you are not complying with Standards One and Two in the process for a new appraisal assignment.... In my opinion, that would place you in violation of USPAP. As this client is in fact using those new comps for an Update (new assignment) and you know it.

You are being used.. Try just saying no. Or hire a good USPAP instructor to bonk them. Or get a written determination from your board about what they are asking for to send to them. Again, I believe they will try every trick in the book to get you to keep doing this for free.

Are you a fee appraiser or a free appraiser?

This forum provides enough evidence that the AQB ought to require appraisers to pass a course in negotiation (and perhaps a course basic grammar, too).

As far as I can tell, the only "easy" money in appraising houses these days, is appraising the same ones you appraised before. If you let those oppurtunities slip away, you will have nothing but the dirty end of the stick to play with. Remember, their alternative to whining to you for a freeb, is to pay someone else full freight. Put the principle of substitution to work, do you partiotic duty, show you know enough about free enterprise to be trusted to explain it - and charge every penny the traffic will bear.
