interesting "cast of characters" here.

thanks for all your help.

and yep, value checks are a drag.

I wonder if the salary institutional appraisers have to put up with the same bs we fee appraisers do?

I've been thinking of marketing for desk reviews. Dang, I could do them in my rv, as I roll along following my favorite nationwide events. College football stadium tailgating in the fall. Winters in florida, and spring and summer all over the heartland. Seems like a nice change.

Anybody know of anyone that lives this lifestyle?

Bob, I don't do appraisals anymore and I never did FHA but if I did I would have no problem sending you what you asked for. ( private info and pictures removed). I've read friends templates and always came away with something I liked or learned. People here just love to goof on people and I myself take a shot now and then. Do some reading on here and you will understand the reaction to "value checks". Regulars on this forum are dedicated professionals who are fed up with the way this profession has deteriorated. They are fed up with comp checkers who don't keep work files and gladly circumvent USPAP in order to get a leg up on business. Only you know if you keep work files and are compliant on your value checks so I'm not making any accusations. Once again I see no problem with your request. It shows a desire to learn and open mindedness.

If he read the revised Appendix D, he wouldn't need examples. If he still did, an FHA CE course would work wonders. There are folks here that I willingly share with and share with me, but its after they have proved they aren't skipping any steps in regards to reaching competency.:new_smile-l:

Thanks Mark,

Mr Rex, I see your point also.

I was just laying it out as I saw it.

I had no idea that appraiser's were capable of such humor, with smiley faces abundi.

As far as value checks go. I say, don't do them if you don't want to. Someone else will, and they will suffer with all that nasty time consuming fee work.

Heck, one of my buddies works for wells fargo and gets all the cherry work, and gets his 2 weeks vacation each and every year.

No me, I love the feestyle life, value checks and all

*Visualizing Pam flopping around on her kitchen floor in a fetal position, her eyes rolled back in her head, a bead of spittle at the corner of her mouth. She's trying to reach her Life Alert but it slid under the refrigerator as she hit the floor. Only Brad Pack can save her now.

Stay tuned.

I have a great idea. Before WE send you free copies of our FHA work so you can learn, why don't you teach US by posting ten or so copies of your last few value checks?

I can't wait. This is really exciting!

Webbed.

Only quick placement of USPAP in her mouth can prevent her from biting off her tongue in a full grand mal episode.
