Just as safe as saying that if I believe in magic, the guy on stage really did saw that lady in two.


Interesting that you reference a magic act relating to my post about Appraisalport/AI Ready delivery.....
 
So would it be safe to say that if an AMC client informs me "from now on you will deliver reports to us through Appraisalport or you will get no more assignments from us", (and this delivery process will include, with my knowledge: my signature being removed, my report altered and the inability for me to have a readable copy for my records) that I could very well be in non compliance with USPAP for at least failure to maintain control of my signature, and not retaining a true copy of the report I sent?

Depends on how many strings are attached to some of the board members. I am sure they are reading this and are wondering how their legacy will end. Doing the right thing for the protection of the American Public and Security? or being branded with the Scarlet Letters?
 
I agree with you Workbox, but let's face it. There are people like us, and people that sell their integrity for a smuch as they can get for it. I may look like a caveman, but I will bet you I know a little about technology and it's uses.
Well known appraisers are happy to get a call and receive a check to go claim something is USPAP compliant.

Like all things, moderation apllies to how we use anything. If you allow anythingto happen to your work, it can and will.
 
Should a butcher complain if all his customers now want their steaks delivered to them through the sausage maker portal instead of over the counter? Should a state get involved and tell steak eaters that they must choke down a steak whole instead of in easy to swallow patties?

Is it ok to put prime rib in one side of the grinder and get salmon filets on the other?

How about this: should the butcher disclose that some of his meat is brought in illegally across the border without proper inspection and then mixed in with the prime to help reduce costs?

I think appraisal data is a little more comlicated than that homgoneous pieces of meat, at least mine is.
 
That's a specious argument. I know I put a steak in the grinder and they know that it is ground steak that just came out. It's easier for them to deal with ground steak than whole steak. If I was putting in a little horsemeat without telling them, then that would be dishonest.

Since it is so obvious that what I say is wrong, then you should easily be able to show the error of my ways. So, show me, using only the words in USPAP, where the problem is. Remember, USPAP compliance must be judged by what is written, not by what someone thinks should be written, in USPAP

Or what was not written be it by oversight, lack of foresight, or deliberate omission with the intent to capitalize.......on what was not written.

It is blatantly obvious that at this juncture what was not written requires evaluation. Now that “what was written vs what was not written” has been outed, it is incumbent that State Boards upon the next USPAP revision to address these issues at the next call for advisory “opinions”.

IF not before, for State Board clarification. Until then, no Appraiser should be held liable for reports submitted to and made subject to AIPortal ransacking.

What is so hard to understand about lines 298 and 299 in USPAP? An electronic copy satisfies the requirement of a true copy. Can you find a passage in USPAP that requires a printed copy? If you can, I will gladly send you my next appraisal fee.

T.K.O granted on generic semantics and what was not "specifically" written. From whence that appraisal fee originates, I would not want it.
