Fannie Mae now reconsiders AI Ready

You're excused but you need to quit posting sloppy misinformation.

Are you serious? I opened a topic of discussion....about AI ready & FNMA....wondering what people thought of it. If you search back I also started a thread a few weeks ago about FNMA requiring AI ready.

So please spare me the accusations & statements about posting sloppy misinformation. F

I was somewhat amused at the timing of that memo that I also received. I think perhaps Mr. Biggers convinced Mr. Wiley and the other group perusers they may have a problem.

I hope so - because they do.

There is absolutely no reason for reports to be sent in any other format than pdf. There has been far too much interference with appraisers and their reports - enough already. Leave us alone to do our jobs and send the reports in pdf on the software of OUR choice.

Dear Valued Fannie Mae Appraiser,

You are receiving this notice because you have in the past, or are currently completing appraisal work for the National Underwriting Center (NUC) at Fannie Mae.

Since relocating our appraisal ordering process to AppraisalPort in April, we have discovered limitations within various appraisal software providers using the AI Ready format when trying to send the level of documentation that the NUC requires. As a result of these limitations, the NUC is relaxing the requirement to submit the completed orders in AI Ready format.

Starting immediately, you may send the completed reports as either a PDF or an AI Ready document to NUC.

For a complete tutorial on how to use AppraisalPort, please click on the following link:

https://www.appraisalport.com/app/support_center/video_library/default.aspx

This notice pertains to those appraisers who are completing work for the NUC. IMPORTANT NOTE: The NPDC/REO Department requires all reports to be delivered in the AI Ready format.

Thank you,

Colleen O’Hara

Your post made it sound like appraisers were now allowed to upload REO appraisals in pdf format. They are not. That is misinformation. You now get two days in detention with TC teaching you spelling and grammar. :new_2gunsfiring_v1:

Here is a link that I found on the topic.

Secure PDF and/or Hard copy printout should be the only legal way to provide an appraisal report. IMNSHO. Include this rule in USPAP, FNMA guidelines, HUD/FHA docs and any other set of guidelines.

Why would USPAP, Fanne, et. al. ever require the use of an insecure format like PDF?

I know many appraisers think "locked" PDFs are secure, but they are not. Google "PDF Cracker" and see how many programs there are to open password protected PDF files.

Better yet, send me a password protected PDF file and I will show you first hand how "secure" it is.

How does an appraiser get in touch with Fannie Mae to get set up through Appraisalport? I have been doing work through AP for several years and have my profile updated.

Lets not mislead people based on semantics, shall we. Just because there really isn't a truly secured pdf doesn't mean that the sender has given 'implied' permission to data mine the information for other purposes. At least not in my book.

I think Mr. Biggers post to you in the other thread was nothing short of magnificent.
