Got an email today that I didnt need to send them AI reday after all since theyve had problems with all the different types of software sending the AI Ready differently.

Some podunk AMC sent me an email this week wanting me to update their site
about AI Ready. I replied...."Not going to go to AI ready, PDF works fine."

AppraisersForum.com making a difference again!

(Yes, I will give some credit here and to Mr. Fincham's Appraisal Scoop article.)

Secure PDF and/or Hard copy printout should be the only legal way to provide an appraisal report. IMNSHO. Include this rule in USPAP, FNMA guidelines, HUD/FHA docs and any other set of guidelines.

I do not want my appraisal discombobulated and then partly re-combobulated in some other format. What I review and send should be exactly what is received.

(And for the record, I am unanimous in this.)

Does the e-mail state that their allowing appraisers to send reports in secure .pdf or is it just stating that "they're having problems and are reconsidering"?

Re-read your memo. It simply states that if you send reports to the NUC (that means reviews and retrospective appraisals), you can send in pdf since AIready does not have enough meat to handle all that they ask to include in the reports (MLS listing pages, multiple picture pages, etc.)

If you bothered to read the second paragraph you would have noted that NPD assignments (REO appraisals) are still required to be in AIready format.

Reading comprehension is an important part of being an appraiser. Spreading misinformation is not a good thing for this forum.

I already deleted the e-mail, so I can not post the instructions here. However, my last post spells out exactly what the Fannie Mae e-mail sent to me stated.
