How come the Legal Industry accepts PDF's, has anyone ever heard of a lawyer wanting a "Viewer" to show the court?
Your honor, I have here a viewer with a signature, that resembles the original document. Will the court please accept this as proof of evidence?
 
The clients I tested this claim with were more than happy to send my copies of my reports.

You all have been beating this issue quite some time now without any real answers emerging. I don't know the answer either - so, I've decided to test it - if I can ever get a copy of a report from a lender/client.

Then I'll find out if its compliant - or not.

I'll gladly share the result/answer if or when I get it.

What is very easy to do with a digital signature is prove one's innocence in the case of an altered report. Sorry if simply making the portion of the quote bold was not enough for you to understand my comment.
But only the vault scheme gives third parties a benchmark as to what the true copy is.
This is simply false. That is exactly what a real digital signature does.

It all comes down to appraisers choosing how they want to do business. Nobody is holding a gun to anyone's head. Work for clients that want what you desire to sell. If clients don't want it, change your product or find another business.

The appraiser could send all files as a universal PDF and transmit it in a digital signature.

Is PDF "home base," or something? People keep running back to it as THE answer.

In other threads (not related at all to AIReady) we have seen appraisers complaining that the PDF they saw was different than the PDF the client saw because the client was using a certain viewer. In that case the signature was disappearing when the client looked at it. So why is that OK for PDF, but it is cause for grave concern with AIReady?

As I have said before, if these concerns about AIReady really are about the "issues" posted, I don't understand why PDF isn't getting flamed as well. Yes it PDF is ubiquitous, but it is has many of the same "problems."
 
Who created the program to take the signatures off anyway? Why did we have to submit copies of our signatures to the AMC's or Certain Software companies that "HAD to Have It" for "Security Reason" or "Proper Plugs for the software". What are they doing with our Signatures?

The makers of universal PDF drivers do not have an "other agenda" besides displaying an image. Yes, PDFs can be easily cracked and it is true that glitches can ocur and that there might be compatibility issues. But there is no perceived danger that Adobe will have an "other agenda" that would lead them to purposely alter the file for their own gain.

The makers of appraisal-specific conversion software do have "other agendas" that are not always compatible with appraisers' agendas.

A couple of those other agendas are streamlining the electronic flow of information in ways that may not be conducive to appraisers' goals and risk-layoff that may not be agreeable to self protective appraisers.

I agree that appraisers have the choice of whether to use these conversion systems or not. But after what I have learned on this thread, I also believe Virginia and other boards (and TAF) need to address the issues that have been raised.

And as an appraiser I believe I have a vested interest in whether/how other appraisers use these systems.

At this point "just say no" doesn't seem to satisfy.

Well, in the discussion in the other thread, the program taking off the signature was created by Adobe :)

Do you have a checking account? Did the bank require you to sign a signature card to be held at the bank for security reasons? Do you stay awake at night wondering if a bank employee is going to steal your signature and forge a bunch of checks? The plot thickens. Who know what evils lurk in the hearts of man? Only the Shadow knows. BWAHAHAHAHA!
