Going to take the AQB USPAP Course

The Foundation had the book for the course posted on the Interenet for any interested party to download. The title of the book is Concepts and Principles of USPAP. I suspect that if one puts the title into an Internet search engine one might be able to find a copy. It may not be the most recent version, but it would allow students to get a flavor of the material.

I may not at that point in my career for such test, but please take what you learn from us in the trenches and use your new found education for what is truly important. Can't answer that question....but...it was the hardest exam I have ever taken. In one class I had a Phd, a Lawyer, and a CPA and they all said it was the hardest exam they had taken. May have been blowing smoke but may have been honest about it as well. Don't know how it is done now but when I took it, the exam was sent to a University in North Carolina to be graded by a Psychomatrician. Never heard of such a person before. Definetly not a simple matter of grading a multiple choice exam. At least that is what I was told. May be different now.

It's great that you're all taking the course. But me, I want to take this Psychomatrician course.
No matter what anyone says, I could always reply, "Fine, but who's the Psychomatrician here---Yeah, I thought so!"

(Good luck from your future student! Even Psychomatricians need USPAP.)

edit: sheesh, Step 1, spell new job title correctly. Psychometrician.
that looks even MORE impressive spelled right...

Psycho fits real well for the test...LOL. I am glad that someone mentioned that it is "the most correct answer".

God bless all of you. You will met a really nice guy, good appraisal instructor, and good appraiser while in Dallas. Look up Gary Eisenbraun from Colorado Springs. We need another instructor for our three schools as I am getting old and tired.

Just to clarify - yes a psychometrician has been involved in developing and analyzing the test. I would guess this is one of the most heavily reviewed exams in the appraisal profession. After each offering, statistsical analysis is used to evaluate every question and every response.

The test uses the concept of "best answer." The best answer is the one that is correct and most complete. Here is an example of that concept.

The primary colors used by most computer monitors are red, blue and green. Consider the following question:

Which of the following are primary colors used by most computer monitors?
A. Red and Blue
B. Blue and Green
C. Red, Blue and Green
D. Red, White and Blue

A and B are correct, but C is correct and more complete.

In order to get the best answer one must know the material, not merely be familiar with it.

One thing that is difficult for many students is that you have to "think USPAP." For example, if the question pertains to an "assignment" answering the question correctly will likely require knowing that an assignment has 3 elements (appraiser, client, valuation service). Of course, you have to also know the definitions of those terms :)

The difference between valuation services and appraisal practice is an especially difficult concept for some to grasp.
