I can't understand why so many trust the assessor records. 95% inaccurate in my market, I never trust them.

Because we now get these idiotic reviews on occassion, I make sure I note and explain the difference between my square footage and the public record which will be used to destroy my appraisal. Just did a house that the assessor had as a two story and was really a story and a quarter...and yup, I got the questions from the lender...to which I replied, please read my extended comments concerning square footage which clearly spells out the public record error....a difference of 1000 s/f.
 
Go for the Disto; you will not go back! I keep a tape measure in my bag for emergencies and had to use it a few weeks ago when I dropped my Disto and thought it was dead (it wasn't, I revived it the next day!). It was tough to go back to the tape for sure! When biz picks up I'd like to buy another Disto for a back up, and never use tape again! I bought the low end model, and it works fine. Sometimes hard to see in sunny days, but I can always find a shady spot!

It is surprisingly hardy-- have dropped it many times and it keeps going!!
 
Ditto on the Disto! TAX WRITE OFF!

I got mine back in 2003 and save at least 10-30 min per inspection. On large homes its the BOMB.! Measure that puppy out in no time.
NO more stepping in cat crap in the bark dust, no more spiders down the kneck or in the face.
THe only issues is on pastel colored homes in the bright sun. You will learn to get creative with what you Laze the beam off of. Some times its a 1" piece of trim. GET IT!
 
I use the Stanley Fat Max laser. Its about $100.00 at Home Depot. Not sure what the Disto can do that this cant.

Likely a fair amount. Distos, depending on the model, can measure up to 650' - I think the FatMax tops out at about 40' (the current model at Stanley's website says 40' anyway). If that's true (comparins specs from the makers' websites) then we can rest assured that Leica's lasers are better than Stanley's.

A Disto can calculate an unknown wall length based on the pythagorean theorem when necessary. Disto is also more (twice as) accurate: it is accurate to .01 feet (1/100 ft) - FatMax says it is accurate to .5% (half a percent). The Disto viewfinder, even on old ones like mine, are a Godsend on those 75' open-corner walls where you're shooting between rain gutter downspouts. I'd love to have the Disto A8 with the on-screen digital viewfinder deal...and would already have one if they weren't $800 and if my Disto were on its last legs, which does not appear to be the case.

As long as a Fat Max does what you want it to do, and is accurate enough for you, go for it. I still like my terribly old Disto though - it still gets the job done even if it is big and (6-7 years) old. I use it in combo with a tape (100' fiberglass) since the Disto is in a nice belt holster when I don't need it.

I check my Disto against my tape every so often, probably 5-6 times a year when I am measuring a wall or space that is easy and quickly done by both methods...My Disto and my tapes (I use up about 2 per year) are always spot on when the tapes are new, before they get stretched out and are less accurate. As I said, I can only get about 6 months out of a tape before it is too stretched/nicked/torn to continue using.

And there is a $129 Disto - the A2. For appraisers, I'd recommend any of the Leica Distos from A2 to A5 - the A6 and A8 are nice, but are really overkill for our needs. I do like the digital screen/viewfinder on the A8 though. For appraisers that *only* measure with a laser and never use a tape, the A8 might be just right for them.
 
Laster Measure

I bought a new Disto D5 for $450 at Absolute Accuracy, Los Angeles, 90039. It has the viewfinder which I use once in a while. I don't use the triangulation measuring function much because I am not confident with it yet. However, I have absolutely no regrets in making this purchase. Once I used if for a week or so I realized that my work life would now be much easier forever. I had to change the way I measure, like now I might take some measurements from inside if need be and add a half-foot for wall thickness. It is well worth it and I am glad I took the plunge.
 
I rarely use the triangulation function and I rarely use the view finder.

Paperwork on my FatMax says it measures up to 100' at a typical accuracy of 1/4 inch. I've never used a Disto so I can't compare the two but my Fat Max seems to work pretty well.
 
The Fat Max is good to 100 feet and sometimes more. I use a Fat Max and a 100' tape. The only time I have a problem with the Fat Max is on very bright sunny days of which we have many here. It also will not bounce off of glass or even mirrors which I find very odd.
