Non FHA; does a fireplace count as a permenant heat source

Gas fireplace can, though. A wood burning is used for a 3 season home.

Ok, if it can heat the whole house sure. That's acceptable. I may go bump the HUD-1 thread out of spite. Fraud is a big issue you know. :new_all_coholic:

:rof: You think that's funny the whole country is taking a holiday on my birthday and I'm working on checking my assistant's appraisal she did SATURDAY NIGHT and I have another report to finish...nice welcome to my 7th decade on the planet. Where's my metamuscil ? I'm too old to fish. I don't buy green bananas. Flowers scare me. I read the obits first just to make sure.

He does not know. He thinks fireplaces are not decorative in California and can be substituted as the heating source. No problem with meeting health and safety or building codes. :rof:

14. Heating
Heating must be adequate for healthful and comfortable living conditions:
o Dwellings that use wood-burning stoves or solar systems as a primary heat source must have permanently installed conventional heating systems that can maintain a temperature of at least 50 degrees F. in areas containing plumbing systems.
These systems must be installed in accordance with the manufacturer's recommendations.​

Yes he was. And he is in California. The California codes will not allow a fireplace to be used as a primary heating source. The law states that a habitable room is one that can be maintained at a 70 degree Fahrenheit minium 24 hours a day, year round.
