I have a 2055 drive by report done by a Certified, that states in the report that the client does not require original exterior photos, so he states that he did not drive by any of the comps.
SAYS IT RIGHT IN THE REPORT.

This was done for and AMC. So tell us again Doc Manhattan, how AMC's catch mistakes that appraisers make?
Sure you can catch "mistakes" like St. vs. Street, but a major USPAP violation? LOL.

USPAP doesn't require that you drive by the comps. The SOW that the appraiser and client agree upon sets that standard or not. The pre-printed verbiage on the form may be problematic, but the form could certainly be over ruled by the client, although I would likley hesitate to use it in this case just for that reason.

Guess I'm going to have to break out my USPAP book, because I was certain that inspecting the comparables from the street was a requirement.

USPAP does not require inspection of the subject or the comparables.

The USPAP does not specifically address this issue...but that doesn't mean that there aren't some USPAP issues here.

If the appraiser communicated the appraisal via the current 2055 form, the imbedded SOW has a statement specific to the appraiser viewing the sold comparisons from at least the public street.

USPAP does not require an appraiser has to visit the subject or the comparables.

The preprinted SOW verbiage on the form states that the appraiser visited the comparable and thus if the appraiser did not do so that would be a USPAP violation.

I agree with Rex that the preprint stuff may have been violated but it isn't really a big deal. I wouldn't send it in, just make a note in my review.

I mean this with the very most respect, I would not do any reviewing until I studied the USPAP a bit more.
You could change someones life by not understanding/knowing things such as your post indicated.

Who said this was a review?

And as others have pointed out, although it is not a direct USPAP violation, it is in and of itself as it is contradictory of the SOW statement on the 2055, which is a USPAP violation.
