Can a swimming pool be included in the GLA?

Does anyone exclude the bathtub area from the GLA?

It's likely the house would be marketed and sold with the indoor pool area included in the total structural area.

This obsession with "GLA" is really only for purposes of comparison.
 
About 8 years ago I had an assignment for a 3,200 SF one-story home that had one room. The home was very upgrade and the 16' x 32' pool was in the middle of the home. He also had a sauna and six person whirlpool tub in the home.

There was a shower with 13 shower heads installed at different levels. The shower could be seen from the rest of the home. The only private area was the bathroom.

Two giant televisions mechanically came out of the ceiling. Motion detectors would switch the television to the security cameras should someone come up the driveway or ring the door bell.

He had a $65,000 control system for the home that monitored the chemicals in the pool, the temperature of the pool, hot tub and sauna and the humidity in the home. I did not smell any chlorine when I inspected the home.

The electronic system also monitored his adult book video stores on the TV as well as his alternative lifestyle bars.

I think it was called a Creston system or something like that. The place was the ultimate bachelor pad.

Two years ago I had a home with an indoor pool that was more typical of "normal" homes. That one was not as much fun considering the first one I appraised.
 
Um, that wasn't a house.
 
According to ANSI standards, it sure can be. If the construction of the area is similar in quality to the rest of the house, including the roof, walls, insulation, lighting, ventilation, heating/cooling, etc, the entire room is considered GLA.

So what you are saying is that how you handle every situation is entirely dependent on the sales you have (or don't have) within the past 3 months?

There are standards of the profession that do not change. Measuring GLA has specific rules that do not change from month to month.

Edit: I hope you're being sarcastic, Dale. If you are, it may not be obvious to the OP, which is unfortunate.

Within 1 mile. And 10% of the subject's GLA.
