Can a swimming pool be included in the GLA?

The subject property is in MI afterall. I would think there is market for indoor pools in a climate where outdoor pools are only used from June through September. I have seen my fair share of indoor pools in southeastern MI and have treated each scenario as I thought the market would react to the space.

Often, in the local markets in SE WI, the adjustment for a pool house with indoor pool is roughly the same as the adjustment used for GLA. Therefore, if not separated from the rest of the house even with a wall just counting it *AS* GLA would not be incorrect in most of my local markets.

So, why did I throw out other ideas?
Because all adjustments and comments come from analysis, and so each and every appraiser should be lining up what is discussed with data from there own local markets and figured out where exactly things fall there. :beer:

If it's usable all yr and liveable all yr and under the same roof and in the same house you can count it as living area. my .02 cents

I haven't read all of the responses to your question but some things to additionally consider are: funtional obsolescence, over-improvement, and marketability of the dwelling. I think your lender will want some comments to those effects. Good luck.
