How hard is it to get the 2000 trainee hours?

Do you or anyone else think 6% is reasonable? Do you think it should cost $45k to sell an average house in the Bay Area? Really?? i could do it for less with an attorney and marketing team. BUT, if you don't use a Realturd you are blackballed, been there, done that and talked to many others.

You can do it for FREE if you want to. There is no mandatory real estate commission rate. You still need that license.

You can charge 2% or 20%.......nothing stopping you but a brokers license, enough money to open a firm and a little better understanding of what brokerage entails.

Well, if you are concerned about liabilities for practice, let me tell you that appraising is not the profession to strive for.

However, I would like to say that I agree with you that obtaining a license for selling real estate should be on par with the requirements for obtaining an appraisal license.

I also think the same is true for the brokers and underwriters in the loan process.

Apples and oranges as far as liability. I am looking into CG. I have friends who are commercial lenders. Thanks for all the tips and discussions.

It sounds like you'll do great going into the appraisal profession. Especially as a Certified General. You've already got all of the answers and sounds like you'll be able to teach your mentor a thing or two.
