In your neighborhood comments section I would have said that the neighborhood contained St. John's Baptist Church and Riverview Elementary school. I would have put an aerial Map in the addenda of the report. If you are appraising the property then you should be familiar with the neighborhood and you would already know if the church or the school negatively or positively affects the subject.

A skill set in appraising is to identify potential problems and address them before someone else asks about them.

SOME folks might tell you it is some sort of fair housing BS to say church, blah, blah, blah. Identifying a property specifically is not a fair housing situation or a racially profile or anything else. It is a fact.

This has nothing to do with Cert 17.

I appreciate your comments. But I have one question. Why would you mention the name and faith of any particular organization or school when we have laws against discrimination? Not to mention my personal feeling against such conduct.

I think this a serious concern that shouldn't be taken lightly.

If you use the actual name of the place of worship you have no issues with discrimination laws.:icon_mrgreen:

I have not doubt that if you were sued for mentioning the name and faith of a particular church in an appraisal report that a good lawyer could win your case against discrimination. But why deliberately offer a reason to file suit? Why put yourself in a position to defend it.

I can't even say pride of ownership because it is supposedly code for white people. And I am supposed to tell the lender what faith the church is down the block, no way.

I did not say to mention the faith of an organization or school I said to mention the name of the building. You have bought into the PC police BS like many residential appraisers.

Name the school or the church and it is fact.

B'Nai Israel Temple is a synagogue in my community. If I am appraising the house next door I would state in my appraisal that contiguous to the home is the B'Nai Israel Temple. In that report I would mention that one block north is the Monroe Middle School because that is also a fact. Finally there is a Catholic elementary school (I forget the name) and I would mention it by its formal name, St. James Catholic School for instance.

It is NOT discrimination to name the buildings because it is FACT.

Your rationale is similar to saying there is a restaurant across the street instead of saying a Chik-fil-a is across the street because we all know that patrons of Chik-fil-a are a bunch of right wing loons who hate gays. :)

I did not say it was discrimination or that I have bought into anything. You assumed that.

I am saying, why expose yourself to defend a potential lawsuit for discrimination? You will be defending yourself whether you agree with it's merits or not.

Is that wise advice to give to others?

Indicating the census number of an general area is not the same as identifying the racial make up of a particular neighborhood or street.

You mentioned the faith because it is part of the name. The opposing lawyer will argue it and you can defend it or avoid the situation by simply stating there is “a” school or church within walking distance, next door whatever.

No identification is required or necessary.

Exactly who is going to sue me for reporting facts?

Dearborn Michigan has the highest concentration of Arabs in the United States and that is a fact. It is not discrimination.

If you were to appraise a home on a reservation are you going to ignore that the place is full of native Americans?

Lenders are held to not discriminate, appraisers report facts.

If your subject is next to Bethel Baptist Church that is a fact and you report it. Discrimination......well, we all know that Baptists are a bunch of boring non-drinkers.

I appraised a farm last year. Right in front of the tillable was the Mormon Church. I reported it by name.
