USPAP Minimum requirement to Inspect

Pete,

the question is, if the scope of work determines an inspection is necessary and the scope of work rule requires the appraiser to perform that inspection, then how could an inspection not be required by USPAP?

I really would like an explanation how compliance with the scope of work rule is not compliance with USPAP.

Thanks again.

Back to those angels on the head of a pin are we? The "if" indicates that all instances have to be dealt with individually and on their own merits. The requirement kicks in with the "if." Sometimes the scope of work is such that an inspection is not required.

ROFL...Why is this thread so long?

A lender wants an update. Use the 1004D. Inspect from the street (at a minimum.) Report the new appraisal on the 1004D. Send them a bill for at least $200.

Sometimes it is required, yes and sometimes it is not required, no! It depends!

Pete,

the fact that it is “sometimes not required” was never in dispute. So far everyone has stipulated to that fact. The question was, if it is “ever required”.

You and I are in agreement that sometime, USPAP does require an inspection.

Thanks, Pete.

.

This thread is so long because of your unwillingness to admit your mistake when you claimed that USPAP does not “ever” require an inspection.

Glad I could help answer your question.

A. I made no other post in this thread.

B. I didn't say USPAP never requires an inspection.

C. USPAP does not require inspection. It requires compliance with acceptable assignment conditions.

D. I can't think of an issue that I need help from you on.

I second that motion.:rof:

Sorry. I shouldn't have added the snarky comment. :peace:
