Basement vs built in garage/basement

Then you're both wrong. So using that same flawed logic of yours, a finished attached garage with a bonus room over it should be considered GLA. Or if you have a detached garage that is partially below grade, you would have a detached basement. :new_multi:

What???

I don't even know what your talking about with the finished attached garage with a bonus room over it...called GLA???

A detached garage that is partially below grade, is a detached garage. Its not located in the basement area of the house.

The house either has a full basement, a craw space, slab, pier or a combination of them (partial basement and crawl space). Built-in Garage is not a foundation.

Because someone uses part of the basement area to park the car, doesn't take away the basement area. Its basement area, because its the enclosed area under the main level. Its a basement foundation. Saying a detached garage and a built-in garage are equal is not correct in my market area.

So with that definition, I could have a 10x10x10 hole under my house and say I have a full basement :nono:

Never had a 2story with an attached garage where there is a finished bonuse/rec room built above the garage?

Why wouldn't the bonus room be counted in the GLA? If its heated/cooled, finished to similar quality and is continuous with the rest of the finished area?

Huh...Your a CR Appraiser. I didn't think I had to spell out the difference between a basement and a hole. Again, you have a few choices for the foundation of the home...built-in garage is not one of them.

The bonus room is counted as GLA... but why don't you count the finished garage as GLA....you have no problem counting it as basement GBA????

OK...a 10' finished basement room.

No, they don't park their car in the basement. They park it in their garage. 2 separate things and don't have anything to do with each other any more than an attached garage has to do with GLA.

Apples and Squirrels

If someone finishes the attached garage with similar quality as the rest of the house, its heated/cooled, above grade, why couldn't you count it as GLA. Of course, you wouldn't have a garage any longer. Im assuming the garage doors have been removed and the area is enclosed.

There's a couple different ways to handle that, because there's typically some functional utility involved.
