Those of you that measure out the builtin garage and show it seperate from the rest of the basement...How do you know the basement vs builtin garage measurements for the comparables? Our public records in this area typically don't separate these two areas.
No...I know within reason how large a 2 car garage is. Don't you? You call the agents to verify, don't you? You have more of a problem with knowing sf of basements sharing crawl space.
Besides, why would it be any different with you? Wait a second...are you suggesting that a basement has the same contributory sf value as a garage???? :Eyecrazy: I sure hope not. I have places that put a huge premium on garages and vice versa. So, you run into the same problem as everyone else. How much is that basement sf worth and how much is that garage worth. Kinda need to know the size too, doncha
There is no advantage to doing it your way and it is confusing. You list basement sf adjustments, but it is based upon basement value and the garage value. which can be vastly different either way..then you have a garage adjustment and somehow your supposed to convey the difference after you already adjusted for garage in basement sf?? My gosh, you could have 2 car listed against a no garage and have no adjustment or a positive or negative. Sorry, but your way is wacked.
Adjust garage with garage and basement with basement...and you don't have any of those problems.
