pool no water safety hazard?

pool finished except for being filled with water...make subject to as it could be a safety ha:unsure:zard? Seems like has to be subject to but wanted to double check for opinions.
 
Aren't fences required around pools there?
 
It is within a fence however the fence is around perimeter of yard and pool is within fence but accessible from home . I suppose the empty pool could be a safety hazard to the occupants of the house .

Statistically, more people die in pools filled with water. An empty pool would, therefore, be safer than a full pool.

So, if an empty pool is a safety hazard, the only way to fix it is to make it more dangerous.

But its the government, so who knows. :shrug:
 
I know, it's crazy, right? A filled pool one could fall in and drown, yet they say (fannie per UW ) that the empty one is the safety hazard. So I'll make it subject to.

Just require a safety cover. Winter is coming anyway.
 
Why require anything or make anything subject to? I would note it and let the underwriter earn their paycheck.
 
I originally had the report "as is", with no water but pool complete, they want it subject to. It doesn't affect value, my value opinion is unchanged. I think it is ridiculous but it's the lender's $.

Both Fannie Mae and FHA require safety covers or similar measures on pools on their REOs. Things that make you go, hmmm...
 
Let the underwriter decide, they are smarter than we are. keep a comp of he request for your file
