Background checks again.

Again Delta, an employer/employee relationship isn't even close to an appraiser having his background checked as a sub-contractor dozens of times a year by dozens of companies who may never send any work.

And like I said already, perhaps agreeing to this with every chop shop around the country may not be a great idea. But for clients, and even AMC with a decent reputation, I don't have a problem with it.

You can't get around it. It may be fairly new to the appraisal profession but it's not new to both employers and hiring sources for sub contractors of different industries. I talked about 3M earlier. They hired sub contractors for long and short term projects all the time, and required BC each time for each new person.
 
I agree it's a big difference in a employee and a sub-contractor. Picture this scenario... The President of XYZ hires his son/business partner to do ALL background checks on potential sub-contractors for the company. Every person APPLYING to do sub-contract WORK for XYZ has to pay $200 for a background check.

Other than the candidate having to pay the above scenario happens all the time.
 
Only a decade as an HR recruiter coordinating background checks and arranging drug screenings and physicals for candidates and applicants, direct hire, contract, temp, etc.. And another 11 years as an appraiser.

Other than that, you are right, I have no clue on this topic.

I see myself as an employer not as an employee...does make a difference as I work for me. I completely pick and choose any and every assignment that I accept. Evidently you do not! Stop rolling your eyes and focus you may catch on! LOL Have a great day! There are less than 30,000 general certified appraisers in the US. When you spread that out across the U.S and all of the possessions we are the very few. For so, so, did I say so many people their damn paycheck DEPENDS on us. Not the other way around. We can do any assignment from right-of-way, divorce, explosive manufacturing facility, office building, mall, farm, ranch, national guard armory, oil and gas properties, and on and on. Catch on to this business and you may enjoy it! :) (somehow I doubt that you will) LOL

You can consider yourself whatever you want but if the sources that provide your work want a background check you'll either provide one or sit on the bench. That may work for you in your moms basement, but others have adult lives and ends to meet.

None of my direct clients, or any of the AMC I work with, have requested BC yet. When they do, if they do, I'll decide if they are worth it. If it is a trend and more and more want it, I'll have to do it. I won't pay for them though.

And as I indicated earlier in my 3M example, it's not just about employee/employer relationships. That R&D scientist is miles above your pay grade and his compensation from 3M as a sub contractor included being flown to CT., provided a private car and hotel accommodations for how ever many weeks/months the project/assignment lasted, and a great salary among other perks. But first he had to pass a background check. This was no skippy appraiser.
 
Explain to me why 8000 appraisers are OK with registering and you are not. I suppose you are going to suggest they are all fools.

Why would I pay for a background check to do work for Corelogic, DataQuick or Clear Capital?
Like I told the lady with the weird English accent from Corelogic, that asked why haven't I done my background check, yet. I told her, your fees are not reasonable and customary. I turn down work all the time for fees, due to $235 for an FHA is neither reasonable nor customary. So why would I waste $45 bucks for a client, that I never do any appraisals.
I have a Credit Union, that performs a background check on me every 2 years and they pay for it. So I will gladly let those 8000 have to do 2 appraisals to equal the fee for one of mine.
The problem is Joan is you are not an appraiser, you have no clue that for 80% of AMC's their due diligence starts and ends with the lowest fee first and quickest turn time second.

My goodness Delta, How in the HELL do you have any idea what my pay grade is? You keep chatting about someone working in their parents basement...In Texas we do not normally have basements and my home and everything I have is paid for. Last time I looked I had a dollar in the bank. What about you? Can you say that? Go away, please! :) You are just too smart for me!

I'm willing to bet the R&D scientist I recruited for 3M who was flown across country, provided a car and hotel for weeks/months, and paid a very generous salary is way above your pay grade.

When mom and dad are in the next bedroom writing out the bills it's easy to think you make more than everyone. You don't.

And that guy yielded to a background check as a sub contractor.

I am well aware of what fees are. No one is working harder than I am to see that change. C&R will be addressed as soon as the AMC Rules are finalized. Btw, have you read the rules?

I would not consent to pay for a background check either to be paid sub par wages. I get that.

I am well aware of the lack of due diligence. I built a company on the premise that appraiser selection is the single most important part of the appraisal process.
