So you are focused on the due diligence of the appraiser? Sounds like an appraisal review function.

Fee panel management is focused on the people part. Review is focused on the report.

Wow, a long diatribe and yet you didn't answer the question. How would you vet an appraiser?

Interviews, resume verification, work samples.

Vetting an appraiser to eliminate serial killers and pedophiles is a distraction and money making smoke screen. Not needed. If one has a license from the state in good standing that should be indication enough that they can navigate through the work day without kidnapping someone's kid while measuring a home.

If you were the largest lender in the US and an appraiser posted photos of your customers kids bedroom on a kiddie **** website how much do you think that law suit would cost you?

Probably about as much as a lawsuit from a customer whose child has been abducted from an employee of the bank whose driver's license has been suspended by a State authority or maybe an employee of the bank who kills a customer or fellow employee and has recent domestic violence on their report card. Have you thought about a career in the FBI?

More what if creative marketing terror. :new_sleeping:

Yea, the people part was the point of my diatribe, thanks for even noticing. And this is where historically, you prove time and time again to be an abject failure.

Or maybe about as much as a lawsuit from where a bank employee with a DUI arrest runs headon into a family and kills the mother and father of two small children. The FBI would be a good field for you. You would be helping your clients from a little different angle. Or maybe MBI if you prefer the State level. Maybe even appraisal board director or State banking authority director. Inspector/director Trice has a nice ring to it. :icon_idea:

What would cause a kiddie **** site to post pictures of a bedroom? I don't believe real estate is what they're interested in, but your obsession with it is disturbing.

You back to your sick sexual side again?

Shall I give NAR a call and show them your attempt to blanket all such photo taking and advertising as a potential for ****?

It is your clients that want photos of all the rooms in the house.

Before 2008, 3 Photos were all that were required.

Is it that your clients are the ones who are overly enjoying those bedroom photos while they are disapproving loans? And that is the reason we now have to include them?

Must be, else your little threat of appraisers posting bedroom pictures to a kiddy **** site wouldn't hold any weight in the mind of normal adults.

You are a sick ..........

Probably as much as the one I'm sure they'll eventually face due to their background check company's unauthorized use of background check data.
