What Is The Best House Outdoor Measuring Device?

i never got the whole bragging thing. i think thats more of a realized deficiency of the complainers part. if you work 7 days a week for months and months at a time you and everyone else can make just as much as i do all while taking your own comp pics and providing succinct, compliant, credible reports.
 
ive been measuring like this for 23 years, its a 3 second gig. now what if (as in my market) you have a wide dormer over a 2g which i get on probably 30 reports a month. you are not using a disto because there is no porch to target off of. and thats my point. ive bought 4 lasers and taken them all back because they cannot make that measurement from the outside. now take a big house like i have in my market 3500 to 5000sf that have multiple dormers and your disto is a paper weight but im glad it works well for you.

it will take you more than 3 seconds just to eye up the end, place your stick on your nose and look down.

spoken like someone who has never taken the time to learn to use a laser measuring device properly. i could easily use my disto to measure your second scenario. the plus and minus functions on the disto were designed for situations like you describe. start at one end of the dormer (typically the end that is in the middle of your garage door), measure to where the garage door ends, hit plus, measure the last 2-3 feet. poof. done. no need to stick anything on my face or look at the ground. there is ALWAYS something to measure against with a disto, you just have to be smart enough to figure out what it is and intelligent enough to use it properly with your disto.

no point in splitting hairs, to each his own. some can adapt to new technology and improve things, some can't or won't.
 
I'm happy with my 100' tape. Measures the same interior as it does exterior (interior, i.e. dormers etc, just add for wall width - typically 3-6")

You aren't measuring, you are guessing. If there is no where for a laser to shoot at, there is no where to run a wheel over. You still have never explained wheeling the second floor from the ground. Do not make another post until you describe in detail this miracle or the loaves and fishes.
 
no you dont. appraisers use exterior dimensions for non condos. and if you dont know how to measure a dormer you shouldnt be appraising.

I measure dormers from the interior and account for wall width; that is how most appraisers do it.

Measuring is the easy part of the job; I taught my 13 YO daughter to do it. People who shouldn't be appraising are the ones who pull adjustments out of the air...........there are a lot of those people.

You mean where you explained you were guessing? Put me on ignore, i am like the little conscience guy on your shoulder telling you that you are living a lie. I won't go away if I'm on ignore if you have a conscience. Your denial and situational ethics are sickening and reflect why we get no respect.

how do you accurately account for wall widths? 2x4 vs 2x6? osb plus fiberglasss rigid insulation? seems there are a few variables to account for where youd be guesstimating.

there is no stick on my nose, lol. so if you have a 1 foot soffit and you have to stand under it and right next to the garage door how are you accurately finding you end spot? what i gathered when i had my lasers was a pythagorean function which was a chore and a cluster F. accompanied an appraiser friend on 1 inspection with his laser and could not measure it faster than a wheel. just my 2c.

No theorems. only straight shots for me. you still have never answered the question of how you wheel the 2nd floor area without guessing. FWIW, how to you account for wall thickness? I measure it with my laser. Try that with your wheel.

Please stop posting. your 5-7 appraisals per day and not measuring but just guessing the second floor while wheeling the first floor and perhaps considering altering your measurements to match public records are not things most appraisers want repeated by RE agents, AMCs, lenders etc. it evidence of how lax some appraisers are. You are the quintessential example of why fees are so low and respect is almost non existent for the honest appraiser. Do us all a favor and go to the other side ASAP.
