We still don't have a state budget for 2015.

I don't even know if the lights are on in the room where my board meets.

I'm not going to bother them with something so small, when they should dedicate their working time to writing regulations for AMCs.

Why should Rob Frazier answer for what Fannie put, and still maintains by the way, on their pre-printed form?

He is not the CEO of FNMA.

I have. I have also questioned FNMA and HUD. No official response in two years from either.
No one has to cite any additional rule. If you have only viewed MLS or Google photos, you have not viewed the property at all. You have viewed photos of the property. Not viewing the property at all doe snot meet the requirement to view it from at least the street.

The SOW doesn't use the word VIEW, it uses the word INSPECT. And furthermore, it doesn't distinguish what type of inspection. Notice in regards to the subject the type of inspection is dictated, but not for the comps. Please note that the word VIEW is not used. It does not say a virtual inspection of the comps is inadequate.
 
These kinds of discussions are just kind of silly in light of the proliferation of BPOs anyway.

Nobody freaking cares unless they can excert some kind of power over someone else and make them suffer some ill fate.

They would not accept BPOs with not E&O and God knows who took the photos.

You could continue this nonsense by asserting that you could interpret the requirement to inspect the comparable from the public street in a way that it could be complied with by looking at a comp photo on your lap top from any public street. And you would still be wrong.

And? It is the same - inspecting photos is NOT the same as inspecting the property. At least that is what the ASB said. :)

So, it does not matter you look at a live video feed, Google Earth, and 10 MLS listings - you have still not inspected the property. You have viewed images of the property. :)
