These kinds of discussions are just kind of silly in light of the proliferation of BPOs anyway.

Nobody freaking cares unless they can excert some kind of power over someone else and make them suffer some ill fate.

DAMMITALL some people care that those who take short cuts with plain language requirements are liars and thieves. If appraisers openly admit that they refuse to comply with the requirements of the SOW of the GSE forms, they probably can be expected to not comply with whatever SOW comes down with BPOs. We're not talking about BPOs and who took the photos for them. Do what you say you did: it isn't that difficult, or it shouldn't be.
 
The FHA Roster Appraiser must also inspect the subject Property and at least the exterior of the comparable properties.
In every instance where FHA refers to "inspect" it is to inspect visually on site. You obviously enjoy poking a stick thru the fence at the dogs :)
 
And? It is the same - inspecting photos is NOT the same as inspecting the property. At least that is what the ASB said. :)

So, it does not matter you look at a live video feed, Google Earth, and 10 MLS listings - you have still not inspected the property. You have viewed images of the property. :)


NOOOO... The ASB said that inspecting photos is not the same as a PHYSICAL INSPECTION.
 
Why should Rob Frazier answer for what Fannie put, and still maintains by the way, on their pre-printed form?

He is not the CEO of FNMA.

The poster said he had asked HUD. Well, Rob is the man at HUD,

As for the CEO of Fannie, I would wager a large sum that he is not involved in appraisal policy. :)

Actually FHA 4000.1 doesn't use the word inspect for either the subject or the comps.

Not from the street. I can see my comp from my bedroom window. Don't bet I'm gonna, nor am I required to, run out there in the street. Because of the elevation difference. I have a better view from my bedroom window.
