It isn't USPAP renewal here, so my version, 2014-2016

And unless they changed the USPAP to say that FAQs are now USPAP, and not just suggestions, it's still not relevant, as USPAP does not have an inspection requirement for comps.

No he is not. He isn't the one bringing up the FAQ, he is the one showing that they do not relate to the conversation.

Sometimes its necessary to provide a credible report. For instance, sometimes there is a street I am not familiar with or sometimes I need to go see what the comp looks like or maybe there is something I can't determine from the online stuff. In otherwords, when I don't feel like I have enough information or not as familiar with the street/subdivision as I would like to be, I will do my due diligence.

I don't condone anyone putting together a halfass report.

If only sometimes, do you identify the appraisals beyond what USPAP requires: "This is a Credible Appraisal Report" or "This is a Non-credible Appraisal Report"?

But Fannie Mae, Freddie Mac, FHA, VA, USDA do have inspection requirements. The USPAP part comes into play in following acceptable assignment conditions.

For most lending assignments (all GSE's etc.) you don't get to pick and chose which properties you think you need to.

If we've about worn this one out (again) we can always go back to attic/crawl space/equipment inspection protocols (again).
 
If I had not been a citizen of this community or so long it would be difficult to believe that some allegedly professional appraisers are arguing that inspecting the photos of a property meets or exceeds the require to view the property. I dare anyone with that insane view to write your state board and ask if they agree with you.

It is simple English folks. The requirement is to view THE PROPERTY - not photos of the property - THE PROPERTY

Please show me where they have comp inspection requirements beyond what is printed on the 1004. I can't speak for VA, not on that list. But the rest do not have a requirement to physically stand in front of the comp and take a peek.

FHA does indeed have a requirement for an original comp photo solely to show compliance. However, since the photo is solely for compliance with a guideline that doesn't exist, then I guess there is nothing to comply with and therefore an original comp photo isn't necessary.



Multiple Listing Service (MLS) photographs are acceptable to exhibit comparable condition at the time of sale. However, Appraisers must include their own photographs as well, to document compliance
