FHA Appraiser Notes Items Not Within Appraisal Guidelines

Any exterior wood needs protection prior or post 78.
 
This is vinyl siding. The wood is on the interior.

The point of this thread was the incorrect call to replace all siding with the same color siding.

The fix for the small cracks is inexpesive and can be done by a homeowner.
 
The vinyl siding covers the exterior of the house. If there are cracks that means the wood is exposed to the outside elements. Just admit you are wrong.

That is what you said. You're not following the bouncing ball even though you're the one who bounced it.

If the appraiser was concerned she could have just called for calking it like the OP suggested.

Did you really call for all new siding on this one? :)
 
The OA never called for all new siding. "replace siding with like color", as in replace the damaged / cracked siding with some siding that is similar in color.

Meh... the thread got boring and I didn't go back to the original post.
 
New siding most likely will look different if the original siding has been on there very long. One thing about lead based paint. While it's true that usually applies to pre 1978 there are some instances where a house could have been built post 1978 and still have been painted with lead based paint. A famous case of that occurred here where a person who owned nearly 50 rental properties bought out the entire stock of paint from a local paint store. All of the paint was lead based and he used it to repaint houses for almost 10 years post 1978.

Here is what I would say as a comment when repainting was required. "Properly prepare and paint all areas of bare wood, chipping, and/or peeling paint with two coats of paint consistent with the existing paint scheme". I was later told I should have had a comment about abating the paint chips too.
 
The lender can either accept or reject the appraisal. Fix it or the lender can bypass the conditions. Is that difficult to understand? If i saw siding like that it is getting written up. That is not marketable in my area.

A ~$250 fix makes a house not marketable? Okie Dokie then.

Based on its 700 page handbook, FHA and their latest interest that all systems are operating, I'm given the impression they want their mortgagor who have a 3% or less equity interest to be getting a house that is going to be in 100% ship shape condition and not have pesky issues that would cause HOs to fight or divorce over leaky plumbing or even damaged siding that could result in FHA getting the property back and losing 20 to 30% of their mortgage value. They want the siding to look copacetic.
