Air Certification

I hear there will be a new AIR statement that will say, "Lender 'hopes' the appraiser will not be influenced. If they were influenced, the lender 'hopes' the appraiser can let it go."

It will also come with a requirement for a special counsel to investigate it.
 
I cannot certify AIR compliance as it is not up to the appraiser to certify it. It's got nothing to do with my business relationship with them. I have no idea what the AMC or lender is doing 'behind the scenes' to comply with AIR.[/QUOTE)

Hi Nancy, The form (is typically available in your software package) that I include affirms that no homeowner/broker tried to influence your ethical obligation to USPAP guidelines. ( MA Housing requires this to the degree they have their own form, separate from the software. I always took it to mean I was affirming MY behavior in the appraisal process. Just a thought.

So you include an AIR statement. What if after the completion of the appraisal they ROV. IMO the ROV is the biggest attempt to influence an appraiser.
 
Is it supposed to affirm that already found in your USPAP certification? The Department of redundancy Department at its finest

Actually Terrel, that is exactly what I'm thinking when I'm signing it and then scanning it into a MA Housing loan but it's what they want, a very clear statement that no one else messed with your process or opinions...

True enough. But, you could certify that in the process of carrying out the assignment you were not subject to any action by any other party that would conflict with AIR requirements. :)
