True enough. But, you could certify that in the process of carrying out the assignment you were not subject to any action by any other party that would conflict with AIR requirements. :)

In that version of the report.

But should the client not pay you,
Will you be able to rescind your AIR Cert?

Can you rescind the AIR Cert if they come back and demand you research and report on "other" properties comparability to the subject?

Compliance with AIR can only be determined after the assignment has been completed and the appraiser has been paid, and the check has cleared the bank.

Otherwise, it's smoke and mirrors and misleading to certify to, early in the process before anyone else sees "your opinions".

Good point. One might say, up to the point that the report was delivered there had been no action in violation of AIR that the appraiser was aware of..

Asking for an AIR cert from an appraiser is just wrong thinking, in my view, but some others do not see it that way.
