The Appraiser Shortage Myth Part 43

I attended a Fannie Mae Webinar last week (08/23/2017) for appraisers. In the four slides attached Fannie Mae justifies why there is an Appraiser shortage and why they are pushing alternative valuations.

Look at their chart.

They are matching number of apprisal jobs PER MONTH against the number of appriasers.

So if everyone did ONE APPRAISAL PER MONTH there is a shortage.

Otherwise, there are still too many appraisers for the monthly work volume.

It's a good thing Fannie isn't selling this kind of math to appraisers, who should know their monthly appraisal capacity is more than one.

Umm, Marion wouldn't that be 10 per month per appraiser? You seem awfully hyped up lately. Perhaps decaf or splitting the pills is advised?

First day back to school for the grands. Always a happy day here.

10 per month, less than 3 a week and someone is thinking that's the max appraisals that appraisers can complete?

At $300 per, that's a gross pay that is less than just the benefit package of the employees who came up with this magic "proof".

and at $500 per order as many on here have reported it's $75k a year with 2 weeks off. while no one is going to get rich on that figure it is certainly more than a livable wage.

Less than 3 a week is not even an option on the current poll of how many do you do a week,

But really, none of this is what it means if the number of appraisers "uniquely licensed" drops off in months when there is little volume, and picks up in months when there is more volume, like, we just lay them off and then re-hire them.

Oh wait a minute,

That's the number of "unique appraisers" that are submitting to the UCDP/UAD/Portal crap, and in reality there are many more appraisers who just aren't doing any Res lending work, which has NOTHING to do with a SHORTAGE, yet has everything to do with the BS.

Almost makes you wonder how that number would change if REVAA members weren't controlling 80+% of the residential lending work,

Oh my, that'll change the numbers a bit

Do staff appraisers submit as a company? or as individuals? I have no clue, and don't really care, because I can already see the smoke and mirrors in the numbers.

All appraisals submitted to Fannie and Freddie include the individual appraiser's name and license/certification number, so it is very easy for either GSE to know exactly how many appraisers performed an appraisal that was submitted to them in any particular time period

so now you are using a poll on a message board as a basis for facts? the numbers worked for you when you quoted $300 per assignment but suddenly are not worth anything when the per order rate is higher. pick a side.

And is it not logical that in months with more work the result is the use of more appraisers?
