Clearbox Selling Appraiser Contact Information For Hurricane?

Given the vile that has been spewed Joan's way on this topic, I have a couple of follow up questions:

1. Is there an expectation that appraisers will do disaster inspections for free?
2. What is the feeling about appraisers who have suddenly doubled or tripled their rates for disaster inspections?

:)

But do you think there is anyone on the lawyer's staff that is qualified to review a report?
Residential and/or Commercial...

I will be submitting 18 reports to an attorney next week and she will read every word. She does a lot of real estate and tax appeal work. She knows what she is doing.

I have a question, what form are you requiring. I just got an order for my 6th different form for the disaster inspection. Told them a 2070 is not the right form.
Also they are now requiring an interior inspection as well as exterior. All these homes are occupied and everyone wants an appointment at 5:30 pm. It is unlike when it is a sale, everyone is anxious to get you out for the inspection. So I raised my fee 50 bucks over a normal 1004D, due to the pain in scheduling. My fee is the same for exterior only.
Also Ala mode can not make an ENV out of the CDAIR form. The disaster inspections have been a total cluster.
I have been doing this through many hurricanes and many disaster inspections. It was much easier 10 years ago, now it is like every lender has lost their mind.

They are a cluster because there is no uniformity to the process. There is no Fannie Mae disaster inspection form, and most lenders' and AMCs' systems are not set up to accept the proprietary disaster inspection forms offered in the various software packages. Fannie does not even specifically require use of an appraiser. The 2070 and the 1004D are the most popular options that I see lenders asking appraisers for.

Some Florida appraiser have raised their disaster inspection fees to +$300. In response, some lenders are using agents rather than appraisers.

When we had our big flood back in 2010, I did disaster inspections on the 1004D, the 2070, and in text forms that I created myself. It just depended on what the lender wanted.

Some will say supply and demand, others will say price gouging.

There is the saying, "Excessive profits breeds ruinous competition."

It is a two way street. LRES tried to send me an interior one, for $50. I had to look the city up,(even though I would not even do it if located next door for $50) I found out the city is over 120 miles away for one way.
I have also seen 2 other AMC's email blast interior disaster inspections for $50 in my service area. I don't bother responding.

What is with the sigh?

I find it hard to believe that the attorney is going to pore through your ALL 18 reports (see, I've given you your due that you will be submitting 18 reports) and not use the "Book of Adjustments" when she reviews the adjustments.....

If you tell me she has, on her own, gathered and analyzed historic and current data to agree or disagree with your adjustments (or your non-adjustments i.e. bedroom)....
Well...
Just.....
Sigh.....
