Property was new construction. Was 70% complete. I was NOT the OA.

I got 1004D for completion. House complete, I added pics of front of house, Kitchen, Master Bed and 1 bathroom. I add these pics as a common sense approach so they get the idea.

I got a revision from the lender via the AMC. They say I need to show pics of sides, rear, all rooms, CO, smoke, water heater. The engagement letter has NO stated picture requirements. I called the AMC QC department to double check engagement letter, they agree they did not send over any pic requirements.


Before I ask for another $90 and make a big stink, Is there some 1004D photo requirement by FNMA,/Freddie that I'm not aware of? Conventional purchase loan.
 
if they didn't request it then that is on them.

personally i photo all those items and more (like the furnace, sump, cac unit, all rooms, etc) when i do a 1004D for a final inspection and i have since i started in this business 20+ years ago. it's how i was trained. i want to have a photo of everything i can in my report to show it exactly as it was the day i was there. digital photos are free and it takes what, maybe 4-6 minutes to walk through a house and snap photos?
 
I hope you charged much more than you do for your own 1004d where you did the orig appraisal. You have to go study the whole floor plan, measure it, go through all the upgrades etc to make sure it complies to the plans & specs ...then review the other appraisal to make sure he/she got it right. Wouldn't do it for less than $350
 
For the 1004D appraisal update, fannie specifies a front photo required.
 
Went more smoothly than thought. AMC agreed lenders fault. Sent another fee over. All good.

Just had double check I want missing some picture req.
